Amended plans for a housing development in Welwyn have been submitted after the original application was rejected earlier this year.

Kingshall Estates Ltd saw a proposal for seven detached homes on land off Codicote Road rejected by Welwyn Hatfield Borough Council back in August.

Although North Herts Council approved the plans for the site - which straddles the boundary between the councils - WHBC described the development as "inappropriate in the Green Belt".

"In addition to the harm by reason of inappropriateness, other harm is identified in relation to loss of openness," the decision continued.

"The harm by reason of inappropriateness, and the other harm identified, is not clearly outweighed by other material planning considerations such as to constitute the very special circumstances necessary to approve inappropriate development in the Green Belt."

Kingshall confirmed that discussions about the plans have taken place with WHBC, and it now hopes that the new application, which features changes but still consists of seven new homes, will be approved.

"Despite North Herts Council approving the application at committee, Welwyn Hatfield Borough Council considered that, whilst the proposal significantly improved upon the extant consent in design term, 'very special circumstances' had not been sufficiently demonstrated to approve inappropriate development in the Green Belt," a planning statement reads.

"Since the refusal, discussions between the applicant and Welwyn Hatfield Borough Council have taken place, with an agreed way forward that, in principle, can be supported by Welwyn Hatfield Borough Council."
