Planning committees across Hertfordshire are busy as ever, with plenty of applications and appeals coming through.
We've compiled a list of just some of the applications that are currently pending or have been approved in our areas.
Here are some that might have gone under the radar.
1. Plans to demolish Stevenage New Look for flats
The proposed development at 9-11 The Forum would see the three-storey unit knocked down to make way for a 69-metre-high building of 225 flats available for rent.
Flexible commercial floorspace of around 430sqm would be provided on the ground floor, along with facilities such as a parcel room, bike store and bin store.
It is expected that, if planning permission is granted, demolition and construction will begin in May next year, and the proposed development will be fully operational by November 2028.
2. £40 million scheme in Stevenage
Property developers Fiera Real Estate and Wrenbridge purchased a five-acre site on the Pin Green Industrial Estate in an off market transaction in June, so that they can build a single logistics facility measuring 10,824 square metres.
Now, a planning application has been submitted to Stevenage Borough Council for the site, which had previously been earmarked for a Morrisons superstore, but these plans were scrapped in April.
The new plans include demolishing the existing warehouse, which was previously occupied by Bond International but is currently vacant, and replacing it will a 10,824 sqm building.
3. Plans for Hitchin office to become flats
A planning application has been submitted to turn an office block in Hitchin into 49 new homes.
The plans, submitted by Bellborough Ltd, would see Radcliffe House in Old Charlton Road, just off Tilehouse Street, turned into one, two, and three-bedroom properties spread across three floors.
Ninety car parking spaces are included in the proposal, with 65 of those located in the basement of the building, while a further 25 will be at ground floor level.
Radcliffe House was built in 1987 by National Mutual, and is named after one of Hitchin's most influential families.
Since it opened, the building has been home to financial service business ReAssure, formerly known as Admin Re and part of the Swiss Re Group.
4. Plans submitted to expand Hatfield's Premier Inn
The plans, submitted by Whitbread, would see The Airfield Brewer's Fayre at the Premier Inn in Comet Way knocked down, and replace with a three-storey build made up of 47 rooms.
"Premier Inn has identified a considerable demand for additional hotel accommodation in this location. Equally, the existing hotel restaurant has shown a continued shortfall in demand," reads the planning application.
A smaller restaurant is included in the plans, with the proposal continuing: "A restaurant will be reprovided within the existing hotel in place of 6 existing hotel bedrooms. As a result, there will be a net increase of 41 hotel bedrooms and 81 hotel bedrooms in total."
5. Plans submitted for 48 retirement homes in St Albans
Hatfield-based developers McCarthy Stone specialise in building retirement homes and have made an application to St Albans City and District Council that would see a part two and a half, part three-storey building comprised of 42 apartments and six chalet bungalows at 18-28 Catherine Street.
The plans also include communal areas for residents, landscape gardens and parking spaces.
